Development

Our journey starts by choosing suitable locations. This includes an in-depth analysis of local needs, formulating spatial substantiations and laying the groundwork for permit procedures. During this phase, we work closely with municipalities, town councils and other stakeholders to create a solid basis.

The development phase consists of:

Location-analysis: we investigate the feasibility and needs of the location and region.
Permic processes: we take the lead in the communication with governments and in applying for the necessary permits.
Local dialogue: we organise information evenings and work with sounding board groups to create support in the community.
Concept development: our innovative housing concepts, like the KaFra Tower and Flex homes, are tailored to the specific needs of the location and target group.

Realisation

Once the foundation is laid, we start building and furnishing our housing locations. Thanks to our modular construction methods and fast working method, we can realise projects within six to nine months after a permit is granted. During this phase, we maintain clear communication with all stakeholders, so that construction runs smoothly.

During the realisation phase, the focus is on:

Speed and efficiency: our modular construction techniques guarantee a short lead time without compromising on quality.
Sustainability: where possible, we realise our buildings with sustainable, energy-efficient materials that meet the highest standards, such as SNF (Flexible Housing Standards Foundation) and 'Roemer-Proof.'
Stakeholder management: regular updates and involvement of local residents and municipalities safeguards transparency and trust.

Service and management

Our involvement does not stop with delivery. During the operation phase (service and management phase), our Welfare Officers provide 24/7 management and service. This guarantees a safe and pleasant living environment for residents and a good relationship with the local community.

The service and management phase consists of:

Resident management: our teams guide residents and ensure compliance with house rules.
Facilities: all locations are equipped with amenities such as sports and leisure areas, so that residents feel at home.
Involvement with local community: with regular meetings and sounding board groups and the involvement of neighbourhood residents, we guarantee a sustainable relationship with the local community.
Flexibility: our housing concepts are designed to respond to changing needs, such as peaks in housing demand or a changing purpose of a location.
